Here's my draft list:1) Lawn maintenance - mow grass and trim back tree branches so that they're at least a few feet away from the house and HVAC systems outside2) HVAC - each HVAC unit has an electric compressor for cooling and electric forced air for heat - besides removing debris from the outside of each unit, I'm not sure if anything else is really needed (e.g. potentially clean condensate pans if they have buildup)3) Jet the sewer line - there are a few bellies in the sewer line but the tenants are not experiencing any issues as a result of that.

Yes, an obstruction (belly, back graded etc) will let solids settle and will back up water.

These deals are extremely few and far between, the seller usually isn't in a position to pay commission on the sale, and the juice is simply not worth the squeeze for a successful real estate agent who needs to make a living.

What the seller appears to be doing is juicing the numbers for over market value to provide seller financing.With interest only there is no paydown of the note.
