I have a small portfolio in two states (oklahoma and florida).I tried messaging a few people I thought were accounting professionals and  Bigger pockets blocked me from messaging due to spamming. 

What are your recommendations for a CRM to send text/email (that doesn't end up in spam inbox) blasts etc.

BUT with newer anti spam regs, high fines, and the networks are implementing filters that catch the blind SMS with a long list of key words and they are just dumping (not delivering) the SMS. 

People say Craigslist, but it has too much spam on it.I know there are many schools of thought on the 50% rule but it seems like this is the main thing that's bringing cash flow down.  

If they also tell me to stop emailing them, I won't reply back - you can get in real trouble for this if you keep "spamming' them.Fortune is in the follow up, you don't have to make it difficult!

I'm not sure if it is because sellers have already sold the property, or if it goes to their spam box. 

It is like a GIANT WAVE of spam calls whenever you start an application with one lender. lol  

Semrush.com has a new beta feature called "Email Analytics" and you can search millions of spam by keyword and domain name (sender).

Happy to send you her contact info in a message so it's not a victim of a bot to be spammed.
