I 100% agree with you that savings is the name of the game, I am trying to save as much as possible from serving and hopefully some agent work this semester.

@James Mc Ree I hadn't considered asking insurance agent about business liability insurance, that's a great idea, would certainly be worthwhile.  2 months vacant wouldn't be so bad but this is a student housing location, which is usually mid-July occupancy for the Fall semester. 

I work as a leasing agent on the side while I'm in school here in Austin, but next semester I really want to do my first wholesaling deal.

Through passing my Pre-licensing I discovered an AMAZING class instructor in my city that uploaded a semesters worth of classes onto YouTube which I NEEDED to pass my pre-licensing exam.I found on some true or false questions through post licensing there was usually TWO TRUE answers; however, you have to read the question again because one of the answers is not relevant to the question they asked.

Yeah, my hope would be to have a group in there from January - August (spring semester & summer), and then Airbnb it out from September - December.
