I’m not a judge but I feel if you send certified mail telling them to either contact the repair person directly or to reach out to you to set up the appointment then you have done everything in your power.

I just have 5 units and am doing other work to help pay the bills in addition to doing all the property management myself (upkeep, repairs, cleaning in between tenants, mowing, finding & interviewing tenants etc).

I understand there is also property management software that combines ACH payment capabilities with feature with basic book keeping features, perhaps work orders/repair requests, document(lease) archives, leasing/listing features?
