One is upstairs just outside of the units entrance and the other on the first level.

I have same issue so i have restricted it in all leases  I suggest put in lease they can use other forms of weed ie food, lotion, pills, etc but not ignition nor anything that creates spark or ignites like cigarettes etc.Also i tell all my tenants that my banker (and my insurance company) says my loan is fdic insured and thus is using federal law which requires me via my loan and bank not to allow any weed or federally illegal substances on property.Also posted signs at all entrances. 

@Matthew Porcaro looking into things and crunching numbers, it looks like 3-plexes and 4-plexes will be the real estate of choice for my real estate entrance. 

My wife and I recently found a single family home with full kitchens upstairs and down, and are in the process of remodeling to separate the entrances for up and down.

Both of my properties have in-law suites with semi-private entrances/stairways so I rented those areas out to some friends. 

Let’s say I had a 3 bedroom SFH with a studio unit in the back (separate entrance).

Has anyone had experience in adding a private entrance to an existing, below ground basement? 

Recently, I completed a basement remodel to add a 190 sq ft efficiency unit (separate entrance) for STR.

To divide the building, I'll need to split electrical, get new HVAC, build second ADA bathroom, new entrance, etc.

I am tired of the winters here and was looking at the Raleigh market to relocate Yeah the only way I would house hack a SFH is if I could make the basement basically a separate unit with a separate entrance.
