LTR acting as STR turnover assistant?

What are your thoughts on getting a hybrid rental situation out of a house? Let's say I had a 3 bedroom SFH with a studio unit in the back (separate entrance). I want to live in the SFH portion and house hack the studio as a STR, but when I move, still want to maintain the STR income without dealing with the hassle of coordinating with a cleaner or turnover assistant.

Has anyone in a similar situation tried offering a lower long term rent to someone in the SFH portion of the house, willing to work as the turnover assistant for the unit? What has that process and specialized lease looked like? Anything else I should consider?

It's an interesting idea and it coooould work. The problem is - if this turnover asst is underperforming, good luck firing them. You're trapped for a year unless it's a month-to-month lease. Plus if things turn nasty, they can sabotage your STR tenants resulting in low airbnb ratings, etc. Just thinking worst case

Either way I think you'll have to offer a discount on the LTR rent in order for tenants to tolerate having STR nuisances on premise
