The HOA seems artificially low and would probably be too low to build much in reserves.

Artificially low interest rates have gotten a lot of people interested in investment real estate.

I think as cities and counties continue to restrict vacation rentals in Colorado, if you can find the spots where you can do it, then you're in a market with artificially limited competition so it can be a good investment. 

Last year was an anomaly and rates were artificially low.  

So you get an artificial inflation in the labor market.

Personally I would ensure that the numbers were correct, this includes making sure there is no artificial inflation due to this current market. 

You're going to college to become a doctor or at the very least do something in medicine and thats no easy task. 

Another point, national and state averages are artificially low because they use low value and inherently low appreciation areas.
