Now if you had like $50K to have an architect do the drawings, have a put contract on the land, and hire some marketing people to circulate your plan, you would probably have a 25% chance of this happening.

My 3 year goal is to build my portfolio to 10 rental properties.I have a lot of experience with contractors, architects, attorneys, bankers, regulatory agencies and real estate agents from my restaurant deals.

After speaking with a few architects, it was suggested that I first get my land surveyed, then work with an architect, then hire a general contractor.

@Ryan OelmannTo address your questions;1) You can ask for them, but keep in mind that if they were done by an architect or a design professional, the design is the property of the architect.  

I've spoken with attorneys and architects about rezoning and all are extremely positive since the property is surrounded by commercial and office zoning and this parcel has been a long time coming.
