What listing agrmt? Selling R-1 contingent on rezoning to C-x

I'm listing a residential property, but we are marketing it as commercial ground lease opportunity.  I've spoken with attorneys and architects about rezoning and all are extremely positive since the property is surrounded by commercial and office zoning and this parcel has been a long time coming.  We want to attract a buyer for commercial usage with purchase contingent on re-zoning.  Since it's currently residential should I sign my clients up on a residential lease listing agreement or a commercial lease listing?  I would lean toward commercial listing for the correct language to be included, but I want to ensure I'm not violating some law, or somehow providing a loophole to lose the commission.  I'm a new agent working at a boutique firm and this is kind of a different type of deal than they are really used to.  Hope one of you can help.  Thanks!
