I am a licensed architect in Gaithersburg, MD with extensive experience with home remodeling and construction.  Just starting to test the waters / research my next flip.

I just sold my current home which I bought intending to flip it within 10 years (long time I know).  I ended up getting everything done (complete interior remodel, new finished basement and new roof) within 6 years.  I did all the work myself.  Granted I lived there and was paying down the principal for 6 years but still.  When all was said and done, I walked away with 85K.  

It sort of lit a fire inside of me and I want to do it again.  This time as an investment property with a much quicker turn around.
