@Scott Costello really active here on Bigger Pockets had set up his own site w/ a professional web developer who was great... but wasn't stellar at setting up a site that performs well... and it got ranked well and got some leads... but then he setup a Carrot site and gets 5x more leads through his Carrot site vs. his custom site.

Bottom line, it takes me 12-15 months to finish a project from point of land acquisition in my area (King County, WA).You should ask around with people who are familiar with the process to see what timelines to expect.

I learned acquiring both, under $200K+ in Washington County might not be possible.The broker also recommended Springdale, Rockdale, Zion, Virgin, Hurricane and ST George.

My wife used to work in the DC area, so after she rented a small 1br condo in Alexandria, VA for a year, the landlord put it up for sale, and we bought it at what I believe to be FMV with a bit of savings due to no realtor commissions.Fast forward a year later (now), my wife found a job in NH, so we decided to giving renting the condo a shot.

Grab a quarter.Heads = Bust (like George Washington) your butt to save and pay off your existing debt.Tails = Spread (your wings like an eagle) yourself thin and take on more debt to buy more properties.But really, I think it comes down to where you think we are in the market cycle.

Now, at some point there may be some risk w/A properties overbuilding, but we target primarily B/C properties in these good areas, do value add / re-position in infill areas where we can continue to keep rates slightly under market for the demographic we are targeting.
