@James NidifferRecently just finished the process with a similar situation.We went with a quitclaim deed for “the true and actual consideration of $0” and got it notarized and recorded with the county all within a couple weeks.Lessons learned:I will never be able to take the depreciation tax benefit on the property as that is based on the purchase price.

Without it being recorded and notarized with the property legal description with the county, you are $hit out of luck if they don't pay you.I have borrowed and lent to and from my sister, brother in law and father in law with only a promissory or even with no agreement.

Upon review, the Last Will & Testament that was submitted is insufficient – as it is not notarized.

She postponed 2 cases because the Cares Act Owner Affidavit, was notarized by the representing law office, possible conflict of interest.

However there are options to notarize, or just have a witness.
