It’s honestly a waste of my time and resources if I’m bringing along market experts such as contractors, agents and photographers and getting detailed information for the buyer, if they’re just going to walk it themselves out of fear.That’s the reason I quoted the book, that paragraph resonated with me and THOSE are the type of buyers that I need to work with; they know exactly what they want, they’re serious and let numbers and “proof” guide their judgement, not emotion.

Don't work with any lender that you can't do a thorough vetting of yourself whether via verifying references, reviews, etc or using your best judgement.

Obviously this was also a breach of their mortgage deed as there is no evidence the owner obtained permission from Wells Fargo to transfer ownership to their trust.The Lis Pendens was served to both the owner and the living trust, however the actual foreclosure judgement only named the owners and not the living trust.So technically the living trust still has ownership on the title as the foreclosure judgement omitted naming it.My lawyer said Wells Fargo may need to do a strict foreclosure on the living trust to clear the title unless they can provide some sort of documentation the trust was included.Wells Fargo had the property listed on their REO website, had a realtor list it on MLS etc.

Safety ought to be our number one priority when it comes to where we spend repair dollars, IMO.I say fix the property if necessary and wait to make a judgement on the tenant after they have been given a chance to show their colors.
