You'll want to vet carefully with your QI to make sure it complies with the federal statutes.  

Most of the pages on the CAR form are information about agency, due diligence, etc. because they must comply with local and state laws. 

I make sure that I can prove they have income and credit that will allow them to eventually obtain bank financing in order to comply with Dodd- Frank.

I also see evidence that the newly appointed owner has been working on the property to try to fix it up to comply with the city code but it has been taking over 2 years and still hasn't fully finished. 

Was talking to my mortgage lender and mentioned my strategy of staying owner occupied for 1 year and 1 day like I've read on here before and she's never heard of this as a "rule" or anything that complies with HUD.

I complied and my credit score rose over 50 points.

Also, make sure renting is allowed in your HOA docs and your complied with any other rent specific rules.Does the HOA use a Managemnet company or just the board?
