We are starting the process of analyzing deals, making a plan and executing on it. 

I still have a way to go before I am at a point where I can invest, but my plan is to sort that out within a year or so.

That would be for the deed, so use care not to trigger the acceleration clause with your lender.

Friendly reminder to anyone else reading to carefully review your PMA before you sign it and before you decide to change property management companies.  

I have been following the Real Estate Investing industry for a while and just recently decided to put my focus into it and implement a plan I had in mind for years.So I went down to Puerto Vallarta I put together a team of local realtors, brokers, contractors, property managers and a lawyer.

I use the TX bookkeeper @Chris Seveney is referring to for my main entity, but I use WaveApps for all my other entities, and they have a free plan, and also a wizard that can help you set up your chart of accounts. 

Rental arbitrage isn’t common in my area ( high point North Carolina) but I was planning on starting in another state.

This is something I try to live by and teach my kids if I can - "A human being should be able to change a diaper, plan an invasion, butcher a hog, conn a ship, design a building, write a sonnet, balance accounts, build a wall, set a bone, comfort the dying, take orders, give orders, cooperate, act alone, solve equations, analyze a new problem, pitch manure, program a computer, cook a tasty meal, fight efficiently, die gallantly.

Nor can they see any construction plans to assess true value.
