Probably should drop some names here, what do you consider a "lender" Do you bank with credit unions or regional banks?

In a 1 square mile area of a region I am looking at investing in there are 5 houses listed between $100k and 130k.

Would love to hear a bit more on the areas that you work in and your thoughts on the region in terms of long term buy and hold opportunities. 

Cultures are regional.

Any investors in this area can provide me an update on the rental market in this region?

Thanks Ryan I've tried several regional banks but they don't work with out of state owners.

Great thread; I have been on BP and in learning mode the past eight months and have pulled the trigger on a 4-unit in the Cleveland region; it will be my first investment property....my decision was influenced by some on this thread.

I posted this is the Massachusetts Boston forum so prices reflect the region.

Unfortunately I am just now beginning my real estate education, so neither of these properties were good long term investments.I currently live in the National Capital Region (NCR), but I don't feel conformable investing in this high priced market.
