I'm looking at occupying a outdated 1974 ranch with 2,436 sf and 3br/2.1ba layout with potential to convert the upper level (not a split level ranch) into a master and POSSIBLY adding a 5th br.

When the market tiers off you do not want to be caught with your pants down with a property that has deferred maintenance, old countertops and outdated cabinets, stained and tired flooring and little attraction. 

House is vacant and completely outdated, but structure, furnace, roof, windows are all good.

Tamara, not known for the colleges but I feel like if you have done equity you can buy a home and maybe rent it out to the college students, I've been to quite a few houses where college kids live and their homes are out dated.

I bought a large outdated gem in a great area that just needed some love.

I can find roughly 20 homes in each market we are working in that are outdated and slightly distressed, but not priced to be flipped just under value for the market due to its condition. 

Hyperventilating, so I called a FSBO they ended up calling back we spoke for a bit turns out the house is in probate (mom) died, house needs some work as it's outdated also it has a pool.

Hello BpMy tenant in the duplex property was defaulting on rent and after eviction filing,  we came to a mutual agreement which was signed by Judge to make the rental dues (900) and leave the property on 7/21. Morning...

I'm not much help here, I was reading books on topics like that 20 years ago so my book recommendations would be outdated.

Hoping more BP'ers who are currently using CL will pipe in, as most of the threads are pretty old and possibly outdated.
