A lot of investors think appreciation is some mysterious metric that can not be relied upon. 

My wife wished we had easy chairs, popcorn and then commented on the speaker Mystery Theater 3000 style.  

While the future is an untold mystery, I personally would be looking to pull equity out of cyclical markets at this time and moving over to solid cash flow investments.   

This is a simple metric to use, neighborhoods with the best schools are not a mystery and certainly not a mystery to the people who are attracted to these neighborhoods who flock to them and keep prices rising.
