What is your Appreciation Rate?

California investing so simple an eleven year old can do it!

Bought for $55,300 and sold for $3,900,000!  When people ask me about metrics to look at for profitable investing I ALWAYS say to look at appreciation and rent growth.  A lot of investors think appreciation is some mysterious metric that can not be relied upon.  I say my appreciation since the 70's has been about 9-11% on properties in CA and Honolulu.  People want to say that is unsustainable over time.

Here is just a random property that popped up on the internet.  I looked to see what the appreciation was over the almost 50 years and it comes out to about 9.5% compounded!  Not quite my top at 11% but com'on she was only 11 and the Brady's were not know for their financial expertise. 

So, do you even know the appreciation rate in your market?  If you do please share.
