This is a sore subject with me too, those guys are vandals.

It was an eye sore but i knew it was a gem.  

I drive by two properties everyday that stick out like sore thumbs and it’s evident nobody lives in either one.

@Katherine Earle we buy and hold SFs in the suburbs for our own portfolio, but the cool thing about working as an agent is that I get to see all sorts of deals - and how they pan out - even deals I would never pursue myself; all the way from commercial deals to city owned properties.On the positive: helping to improve a neighborhood or a street feels good and gives us investors a higher sense of purpose - nothing like neighbors thanking you for turning that ugly eye sore into a valued piece with soem curb appeal.

So relying only on raising rents on inherited tenants would take a while to increase NOI to the level I’d like.

When I shop around long enough for something (anything, not just REI), the "good deal" stands out like a shiny sore thumb as soon as I see it.

The backyard is an eye sore perception issue so you need to replace dry rot, paint, add drought tolerant or add a deck.If it takes also 60 some days I will be concerned with interest charges etc.

The houses and other buildings would probably sit and rot... becoming an eye sore and health hazard to the community. 

People who've opted to wait and hope for improvement or plateau in rates have been sorely disappointed this year.

Also, couple tips: Close ASAP, send cash offer with $2,500 Earnest Money and no contigencies...your offer will stand out like a sore thumb and you'll be filling your pockets with dough.
