A lot of new drywall, plumbing, electrical, sub floors were added/replaced to kitchen, new windows, siding/gutters/fascia/soffits, flooring (much of home had original hardwood), plus all the visuals you see on photos (cabinets, granite, trim, etc).

I included before/after photos, rehab items and cost breakdown, original appraisal, etc.Contractor I used on Property #1 was pretty good and efficient with his time. 

I normally take pictures for the report and write a report with photos.

If not then you have to ask yourself if you just passed up a good deal for a nominal sum of money. 

Start chronicling your deals (photos, video, seller testimonials, etc.) to build a portfolio to sell experience.

Ask for some emailed photos as well.

There have been a lot of pan-handlers claiming it as prime real estate.For whatever reason, this guy set up camp today.Maybe it is because he was once a pan-handler at the same spot and things have turned around for him or he may just have a thing against pan-handlers.I did not ask him, why but I shouted out to him if he would allow me to take the photo and he said "sure".
