I know I am comparing orange to apple but I am curious to know if any local investor have any input to this.  

Purchase price: $2,750,000 Cash invested: $3,800,000 Oldest Home in Laguna, built in part from flotsam (wrecked bootlegger ships that hit the cliffs below, even had a ships windless in the yard ) A orange farmer had brought supplies to the coast in a horse drawn wagon so his wife and kids could enjoy the view and cool coastal summer breezes.

Also your stock appreciation is an optimistic 10% so you are comparing apples to oranges. 

Also, if there are any lenders in the Hudson Valley (particularly Orange County, Rockland County, Ulster County, Putnam County, Dutchess County, and Westchester County) you’d recommend we talk to please let us know.

Even worst if you jump around from a SF to a dupelx to a 4 family and different neighborhoods and price points - now you are comparing apples with oranges.
