I was thinking maybe Houston because my boyfriend lives there and I’m there a good portion of the year as is, but I’m open to any good market.

What insurance company is selling an owner-occupied homeowners policy for a house nobody lives in with a premium for guest damages and then knowingly letting you STR the property full-time as an investment?

@Jay FayzIt's possible to use an FHA loan with a 5% down payment, but keep in mind that the loan is intended for primary residences, and you'll need to live in the property for at least a year.

That Profit number needs to be above our minimum threshold (which is large enough to handle any rehab oh $hits).I live in Phoenix but invest out of state.

You want to focus on areas where you have a competitive advantage (you have lived there or you have family and friends there) and then compare those areas against widespread list of great areas to invest.Good luck!
