I'd start taking a genuine interest in what other people are doing, where they're bottle necks are, then try to decrease those bottle necks.

I once had a tenant have the garbage disposal stop working due to beer bottle caps getting jammed in the disposal, and did not bother to tell me.  

The costs can range wildly depending on how severe, but our typical costs on major structural lifts were around 10k, usually the easiest way is by building a temporary support and using bottle jacks to slowly lift the house back to level, then fixing the framing at the new level position.

Few ideas floating like order and sending filters at the property, automated email reminder. gift card or some way to reward them (bottle of wine or something) after few months say 6-8 months....After all it is in my interest to keep the property in good shape.

@Albert Bui LOL yeah FIRE or financial independence retire early has its pros and cons for sure, but the way its marketed is like poppin bottles and laying on the beach all day.I use this strategy with the private money lenders PML and hard money lenders HML up here in seattle area.
