Hello everyone. 36 year old business owner with a background in sales. New to REI, and after about a year of reading books, watching countless videos, and joining BP.. I'm ready to dive in head first. Interests are in wholesaling and buy & hold multifamily. I'm currently located in Lebanon, OR, and would love to connect with anyone local willing to JV and help me learn the ropes. Cheers!

Wholesaling is a a paradox. It's what many new investors want to jump into because they have lots of time and low capital. You need to know where to find and how to get undervalued properties under contract and have loads of buyers lined up for all the different property types and locations you acquire. The problem is when you're just starting out you don't have these things. The people who know where and how to find these deals and know buyers willing to buy them are the ones with tons of experience and enough capital to where they don't need to wholesale. Obviously newbies can do it, but I'd guess 95+% stop before ever making a deal. I'm by no means trying to discourage you! I just want to share what I've observed.
If you're looking for partners and mentors I'd recommend attending every local meetup to start building relationships organically. I wouldn't ask someone "will you be my mentor?". I'd start taking a genuine interest in what other people are doing, where they're bottle necks are, then try to decrease those bottle necks. I wouldn't ask "how can I provide value you to you?". I'd be able to figure that out with genuine conversation. I'd put myself in the position of the person I want to mentor me and ask myself "what incentive is for them to help me?". If I consistently attend meetups, have a positive attitude, and am genuinely trying to help people others will naturally be drawn to me and want to help me succeed.
