@Samuel Coronado - cash flow on new builds here right now is fairly non-existant without putting more than 20% down.

Also, I just read that the the 2024 lifetime gift limit is $13.61 million and I will NEVER approach that amount.

$300-$400k will likely not get you even a 2-family in the best area of New Haven unless it needs a lot of work, but will get you a property in a top flight area of Hartford.
