Hello,I know this is an older thread, but for anyone who is interested in VA Construction Loans, I found two lenders as I am in the middle of doing the same thing in Atlanta Georgia.  

Keep in mind this property is relatively turnkey with most capital improvements completed within the past 5-7 yearsIn the middle of the month of May, I get a call from my tenants saying that their electricity got cut out and the oven and air conditioner don't work.

This is not for doxing him or slandering him.I rented a house from DJ, he was the middle man so I already know from several court documents he can't be found to be perso ally liable since he isn't on the lease or sale documents yet acted as the property management company and was my point of contact.He managed to convince me his company was very good to rent from we've only owned houses so I had to learn a lot of lessons in the 2 month time frame I stayed in thst cindemnable house.

Just had an investor send me one in East Dallas/Garland/Mesquite area that was super beat up and went for $15,000 over asking. 

I'm in the middle of a deal right now with Cogo Capital and totally frustrated. 

Pricing for HML or PML which are the exact same thing.. typically are very regional  some areas are quite a bit higher than others.. the Lowest in the Country is for prime CA. real estate then everything gets more expensive as you move form state to state. with some of the East cost states being quite a bit more.. but there is a ton of risk loaning in NY PA NJ given their foreclosure rules etc so thats why rates are generally higher there .

I feel that VB is one of the most protected markets on the east coast (in the south) from hurricanes.

Not really a need for the middle man dealer.And there's another trend, customers are really not into the whole haggling experience.

New developments in Manor, East Austin, Georgetown, Plufgerville, Cedar Park, Buda and Kyle are seeing new luxury devleopments that offer a luxury lifestyle without the excessive rental pricing you'd see near downtown Austin.
