You need to do the research too if your area would be bringing in more money as an STR, some areas would do better as a long term rental as well.

I'll just add that in addition to offsetting future tax liability, I'd like to offset current taxes as well, during my highest earning years. 

$100 a month is not enough for a duplex depending on age.how well do you know this market?
