In any event, I feel I'm willing to take the risk...so long as there are no other major reasons not to have the check to the "pending" LLC...

You can put their application in "pending" until they get the eviction cleared up.

Sometimes they keep it active until contingencies have been removed, or an assistant has the file to change it to pending.

Every week number of properties popped-up in MLS on Thursday/Friday ~250 or so and on Sunday Pending bar goes up till ~220.

Or would this just be case by case basis pending what the seller is willing to do?
