Or to have any kind of partnership with a tenant(which many RBs were and will be again).Like I said before, the only reason I see to use the NEHT is for an equity share, for everything else, there is a cleaner easier way in minnesota to do it.

Some specific things in different markets are easy points of differentiation, though, like indoor parking or covered parking vs. uncovered outdoor parking, elevator vs. walk-up (if low-rise), construction, amenities (pool, dry cleaner, etc.).

I thought I wouldn't have to hire a steam cleaner for those areas like I have to do with the carpeted areas.But, one thing nobody told me, which is why I'm telling you now, is that the porcelain tiles may be hassle free but the grout lines between them aren't.

I would at least get a commercial leasing broker who specializes in this or a commercial leasing attorney to do the lease.If you rely on an honest exchange between you and the seller to come to a fair lease for both parties you will likely be taken to the cleaners!
