Leasing a NNN space
I am new to renting a commercial space and had a question about what falls under the NNN and what the new leasee is responsible for. The space that I am looking at is in an industrial building/warehouse. I will be adding $2.50sf to cover the NNN.
The common areas are well kept but my unit is a disaster area. The previous business put in a dropped ceiling and small offices. That was probably in the 1980's. The dropped ceiling is stained, there are holes in the walls with wires hanging out, debris everywhere. For my use I will just need an empty space. They would like for me to clean the space up and foot the bill. Is this common practice?
