Always use a price that has been set by the market, this can be determined by using a local agent to conduct a valuation on your home or by looking at similar properties in the area on portals like Rightmove.Condition & presentation.The condition of your property and the way you present it is vital.

Either system you could direct vent instead of using the chimney and reuse your current radiators with no modification.

Hey @Karen Johnson, when it comes to these modifications I always defer to the tenant.

Flatness is hardless an issue for carpet, but vital for laminate, probably tile too.A smooth flat finish shows even minor imperfections.
