Typically, built ins like a dishwasher under the countertop are part of the real estate.....washers, dryers, refrigerators are not unless specified. 

I have one property that has all black cabinet and black stove black microwave, black refrIgerator, black everything in kitchen and it looks very modern for my personal taste :)

Because you must be prepared to repair/replace 96 roofs, HVACs, Water Heaters, Refrigerators, etc.  

It is somewhat difficult to read through, and has a lot of things tenants won't care about.Having it listed that it's a newer furnace, the refrigerator and stove are included--I wouldn't care as a renter.

I cant tell you how often we have had to replace a refrigerator or oven or AC unit right after switching tenants or buying a property.Lastly, the world of real estate seems to be able to smell desperate. 

For that matter, I paint, and install tile, laminate or vinyl plank.I do mostly month-to-month leases and I have "non-renewed" armed drug dealers, a girl with a "rescue" pit bull that was not housebroken, a couple where the guy had "anger management" issues that he took out on the doors (and refrigerator-- that had to hurt), and a psycho that killed the neighbors kittens.

In my area we provide appliances i.e. stove, refrigerator etc.
