Greetings BP,

My tenant text me to say that the stove was smoking. One of the jets was smoking. She called the fire dp who shut off the gas to the stove until PSEG comes to check it out. My question is, if I need to get a new stove, whose expense is it? Me the landlord or the tenant? The stove is about 12 years old, which shouldn't require replacement at that age.

Please advise,

If you own the stove it is your expense to repair, no reason to replace. It is a simple repair you could probably do yourself if there is a parts outlet in your area.

I have numerous stoves 20+ years old that work fine. I replace the parts that fail.
