Procure a buy and hold here in Lexington and flip a house (or more) in WV if you're in both states anyways?

Id love to hear from you...what is the most common/ best way to structure agent commission for procuring a tenant in an industrial facility?

@Michael W. most likely not as you are the "procuring cause".

Sad to say, but Sales Agents are driven by commissions, big commissions, while Agents that primarily are focused entirely on PM are generally salaried, perhaps with a small commission when they procure a new client or rent a unit.

In Tennessee, if someone procures or induces a party to break a contract, that person can be sued for triple damages.

As it likely becomes more difficult to procure a licensed vacation rental home over the near to long term, savvy investors should consider their alternative paths to profitable property ownership as opposed to potentially abandoning, sidelining or discounting their investment strategy based on difficulty or limited availability. 

I don't believe the commercial loan or SBA would be options in this scenario and doing eight individual loans would be much more expensive and a lot more work.The portfolio loan will still get you a solid rate, it will cost much less to procure, and it will be easier to manage.  

I want to procure multifamily properties in the Austin area, preferably before I get there. 

What has worked well for me in communal settings is the procurement of professional cleaning service people, hired to come in regularly to clean the common areas; it could be weekly, every other week, monthly, etc.
