We found a plot of land for sale that is wooded but has water, sewer and gas ready and also power close by (across the street).  

I am not a CPA, but it also opens up a litany of tax advantages because you can now drive certain of your activities through the LLC as expenses-- mileage and gas, networking lunch/dinner/happy hour, repair costs, the list goes on.

Other units have these old fashion "gas stove" type systems in the northeast.  

(inspection, meter etc for electricity, gas, water) I can't believe 5 months delay for this project when we were told it's 6 months' renovation.

You said the tenants pay the utilities, but I would reach out to figure who pays for the gas, electric, water/sewer, city fees, and trash to more refine your estimates. 

I am sure I overdue the files but I feel extremely overwhelmed and unorganized when it comes to what to do with every home depot receipt, gas bill, tax bill, etc.Any suggestions or help with what you amazing property owners may do to streamline this process would be GREATLY appreciated!

The house was renovated a bit in 2012 (nothing too fancy), including a new roof, has window unit a/c, gas heat, and includes lake rights to a chain of lakes (although its not right on the water). 

Granted, they didn't visit my house, but I did have this one guy that paid me in a gas station parking lot whenever he felt like it.
