Land Purchase Question

Hello Everyone!

My wife and I are planning to move back to the Cleveland market, but want to build instead of buy.  We found a plot of land for sale that is wooded but has water, sewer and gas ready and also power close by (across the street).  

Just want everyone's opinion if we should get any of the following inspections done before closing:

1) soil sampling / testing

2) Survey 

3) Well Report (we will be using city water)

4) Title, Zoning and Usage

or anything else you might think of.

We have bought houses in the past, but this if the first time we are buying land for a future build.

soil testing will depend on site conditions and or type of construction. I would carry my plan to the local zoning official beforehand. You'll get a lot of free useful advice which should answer a few of these questions. You won't need a perc test if you're hooking into city sewer. Get title insurance, and definitely get a survey after all other things are a green light but before you close. A good survey could save you from some serious problems you don't know you have.
