They are a lot easier to purchase.Your idea in tagging on with someone may help you get to learn how to manage properties but a backup plan on this is to just hire it out to someone like @Amber Gonion. 

If you research 1031 exchange there's a guy from Florida, Dave Foster, who comments all the time and is very knowledgeable (I can't tag him because we aren't colleagues but hopefully he chimes in).

That being said, I am looking for individual investors or small businesses that would be willing to introduce their business to me and perhaps let me "tag along" on some of their current projects, negotiations, walk-throughs, etc.

Let your tenants go do not make this experience more painful to the point of having property red tagged.

I will ask some more about why she is not using other alternative means when I meet with her today.Anyone else having issues with tagging people when posting on the phone?

Not sure if the rental property is in the same location as your location tag but if it is the high desert more or less rides or dies with the overall RE market, you have a lot of owner occupants out there now because they can afford to buy reasonably nice homes out that way but not on the other side of the mountain. 

@Dave Blackman For inspections, I get at least 10 calls all year about when my tags are due.
