In each case, the money appears to originate in banks with high foreign affiliation (I don't know how else to say this). 

I told my buddy, who is in another country, about this and he immediately became interested, he has money laying around that he would like to invest. i haven been looking for information on how to buy real state (to  later rent) in a partnership or LLC with a foreigner.

Now, I don't think the institutional and foreign money will be jumping ship next month, but in 3-5 years, I see the confidence in the office sector and retail picking up.  

Also- there are private lenders will allow foreign nationals to invest in the US.

.- From a tax perspective I'm not sure how to properly structure to ensure I can deduct interest expense, as the foreign loan is considered general purpose and not secured by any of my US rental properties. 

Our units have allowed us to travel, buy personal, foreign real estate and put our kids through private school and save for college- to name just a few.In 5 years we will reassess.

Right now we are considered "foreign nationals" and this reduces the LTV and increases the interest rates for acquisitions.
