I was also going to get 15 houses under contract- I didn't get to the 15 but I got to 9 and that 30 days quickly changed to 2 weeks when I found myself in tears at work one day and gave my two week notice that day.

I did notice few houses being teared down and building new ones with decent profit margin when I talked to one of the builders. best of luck.

If the property is basically in a tear down state then you would figure cleared land value minus the cost required to remove the structure = distribution value.

Some homes have wooden frames that ive seen and i was wondering if stucco would increase the ARV. but i think it would depend on the numbers like it was previously stated.Again, every area is different, but in my experience (and we are both in So CAL), every time I get a home with wood siding, I tear it off and add stucco.

If the dog isn't tearing the place up, there was a way for me to access the front or back door without going through the dog and I didn't have any legal documents proving the dog couldn't be there, I'd probably just make sure I had the umbrella coverage from Lloydes (I use Lloydes myself), and then forget about it.

Depends on circumstances, allowing trash to accumulate, tearing asunder or failure to maintain is an issue where notices to cure the default in keeping with the terms must be given and after several occuarnces the owner could have grounds to terminate.

I can't make that a habit though, or I'd be better off tearing the whole thing down.Since I notice that you're in PA, I'll also mention that this building is in a suburb to the north-east side of Pittsburgh.I'm honestly not too afraid of vacancy in this building as I'm trying to improve it and raise rents - but I definitely don't want to lose the good ones and keep the bad!

My thought was to offer the 83k minus the cost to tear house down.
