Stucco convenient????

Question

I see some houses in my area that are pretty low in price. However some houses look pretty old and would look alot newer with stucco. Would it be profitable???

To general. You'd need someone to look at the specific house, be able to figure out what's underneath and what would be invovled in putting on a stucco coat, then get pricing. Look at comps in the area, etc., and THEN you will know if it's worth it!  What is the asking price? By old do you mean 20 years or 50 years? As they say, the devil is in the DETAILS!

There are different levels of stucco finish.

Know what they all look like.

Because if you ask a tradesman to bid a "Stucco" job, what you see is not what you might get.

@Will Barnard Thanks for sharing your insight, I have two questions.1. I have a property under contract which has stucco, and the owner has done some minor repairs for cracks. These repairs have a smooth finish and it's not consistent with the texture of the entire wall. I got a contractor bid and they said I should redo the entire wall/house, but I think it may be too much work and not needed.Do you think I'd be ok to just repaint the house, or should I consider redoing the entire house with stucco? (This is for a flip)2. I'm currently considering retrofit windows (for the same project) to avoid having to redo the stucco patches around the window. Why do you recommend not using retrofit windows?

Stucco is a classic, old school exterior in So Cal.  Funny to hear that it would make any house look newer. What type of house do you think would look better with stucco?  I'm wondering if your concern is really about exterior finish but rather the horrible and depressing construction quality and lack of architectural distinctiveness in loads of CA houses.  IMO, what makes those houses look better without knocking them down, especially 1950-1970s houses in CA, is upgrades in windows, doors, and exterior hardscapes.  By upgrades on windows I mean new shape and size.  Sometimes the roof line is deal breaker unless you can do a major rehab.

I live in an 1920s mini CA Tudor style stucco house.  I love stucco in the right location. It can be awful to live in and maintain if it's it the shade or if there is not enough circulation to prevent it from blackening from mold and mildew.  Your weekends could become all about the pressure washer.

There is a great truth in that statement I tend to think many don't understand.  Adding stucco or any other improvement like kitchen or bathroom, etc does not increase value in a direct sense.  It allows you to garner the higher side of value in the market.

I think may folks incorrectly look at improvements as increasing value with the wrong mindset.  If the market is glass of water, your asset value is the water.  The nicer the asset the more water you get to drink.  You do not get to make a bigger glass.

If the existing is old wood siding coated with lead-based paint (all oft eh 3" reveal siding I've ever seen had lead-based paint on it), then the cost of the job will be higher.

I've seen many buildings with stucco over old wood siding where the windows and doors just do not look right, so details matter.  Doing it right is much more expensive that a slap-up job.
