For years I told people the most dangerous spot for a real estate investor is 1 or 2 units.

I would be hounding the well drillers to get a cancellation spot ASAP.

So, the chances of me spotting a construction issue or deferred maintenance problem that a trained professional (who I hire) wouldn't catch are pretty slim. 

They say it'll rain less and be more sunny on average in the decades to come..- Low wildfire risk.

Get your W-2 income up, and work on buying a spot that you can rent the rooms out, or a duplex you can rent the other side of. 

Could you find a spot with an ADU?

You can usually spot them by the old " My company is paying with a check story".
