I am considering evict my tenant with at fault just cause due to the lease violation ( parking, trash, common area cleanliness).

Theme park hotels and places like Great Wolf Lodge who have rooms like that charge big bucks for them.We could possibly add an ADU, but as LTR only.

Go a little further SW and you are closer to Jungle Prada and Park street higher rents and higher values. 

I'm talking about a park which currently has a mix of the both.

Look into neighborhoods like Jefferson, West Park and Boulevard, Brooklyn Center, Old Brooklyn, and Newburgh Heights. 

Our team helps a lot of out of state and out of town investors find properties that meet their needs (usually parking equity after a 1031 or moving equity from other real estate investments in other markets).Cashflow obviously depends on your LTV, but I would say the days of cash-flowing on an 80% LTV deal in this area are long gone, particularly with increased insurance rates and inflated operating expenses.
