Looking to Invest in Jacksonville, FL

I am a new investor, looking to buy a single family or duplex in Jacksonville, FL. A agent recommended FL 322O9, but it looks to me it is a D class neighborhood. He believes the cash flow is great. I would be grateful for any input on neighborhoods that are B or C class in Jacksonville.

The cashflow in 32208, 32209, and 32206 will be great! There are some other zips like 32205, 32207, 32246, and 32244 that can provide great cash flow and are positioned in some slightly more desirable, less crime ridden areas. With all things, tenant screening is huge!
