Every CC offers SCRA benefits, however by law, SCRA only applies to pre-existing debt you had prior to joining the military. 

Your investors can sell their shares after a one year hold, but within the PPM it states that there may not be a market.You do need to have a significant pre-existing relationship with the investors before you discuss an investment opportunity.

Is this a pre-existing third unit? 

Having a pre-existing relationship with a U.S. bank will be very helpful, but if you don't have one already, you'll still need to go through the enhanced KYC process to get set up. 

Scam, no lender will ask you for those funds prior to finishing the deal and give you that rate if you do not have a pre existing relationship.

But wouldn't you need to consider that a pre-existing lease might still be valid?

If both of those situations are "pre-existing" or what some people called "grandfathered", they are usually allowed to remain without any further expansion, like adding more units etc.However, if the second building or the 3rd unit were constructed without a building permit, all bets are off and an "unpermitted" unit or use may not be allowed to continue in many jurisdictions.Both the question of pre-existing and permitted uses should be asked of the city zoning department.And you may also find that insurance and lenders are not willing to work with sometimes either of these situations.We have successfully gotten variances here in PA, but the procedures are governed by state law and local ordinances. 

As you probably know you can offer your deals under this Rule to those investors whereby you have created a preexisting relationship.
