Zoning or Non-conforming use in Indianapolis?
I have my eye on two different properties in Indianapolis. Both have non-conforming uses (one has two houses on a lot that is slightly smaller than the required single family size, the other is a SFH divided into 3 units on a lot that allows duplexes but again the lot size is too small). Does anyone have experience with getting variances or with non-conforming uses being allowed to fly under the radar? I would purchase with cash and keep either one for a while, but I don't want to run into issues should I decide to sell.
