These are private sector actors with no gov't subsidy lending money on terms that often match or beat gov't subsidized terms, so they make up for it by being more stringent/conservative in their underwriting criteria, or they offer rates/terms that are worse for the borrower than the Fannie/Freddie rates/terms. 

We're seeking warm weather, a closer proximity to Disneyland (seriously) and a commutable distance to LA (I'm an actor.

Unfortunately a few bad actors can lead to every deal being suspicious which is now where we sit

I'm hoping to shortly move over to a position where I play a bad actor and attack organizations entire networks.My goal with real estate is to supplement or replace my income.

Active investors and agents know who the bad actors are.

Out of curiosity, how often, if at all, have any of you had a tenant maliciously damage your property prior to leaving? 

Some of these investors may be doing things ethically, non-ethically, with correct paperwork, or incorrect procedures, maliciously, with some ignorance, 100% by the book, etc.

Some offer Vandalism and Malicious Mischief, some don't.

Well the "Why" is, if the odds are looking like there's going to be a slowdown (maybe not everywhere, but generally speaking) do you act or just power forward doing the same thing.

There's some bad actors in that area and I know this because we lived there.
