Investing in Little Flower

Hello BP community, 

I'm a new investor looking to buy in the Indianapolis area. I've found a few potential cash-flowing properties in Little Flower, and I'm trying to educate myself about the area. I'm finding some conflicting and outdated information online. I'm curious if someone can help educate me.

To any investors/residents in the area:

What's been your experience with Little Flower, in general?
Is it a good place to invest in for long-term rentals? Do you expect the area to appreciate in value, why?
Is crime generally on the decline? What, if anything, is being done about it?
