Is google voice the way to go or should I use something like Callhippo?

You can setup a free or low cost voicemail system through a service like Google Voice or American Voicemail and have those systems ping you when you wake up or set off sirens in your home if you’d like, entirely up to you.

We had one long-term and purchased several more during last recession and had low vacancy rates, except the one we closed in late October 2009 that didn't rent until January due to really poor tenant pool out there in Nov/Dec, but market rents had dropped about 10% overall so we discounted accordingly (and screening is key). 

I was in voice contact with both and I am betting they will rebook when things blow over.

Without knowing the full details, I'd suggest the following to get started.1)  If he is with one of the big name companies, you will want to call their TN corporate office and voice your complaint. 

Tenants voiced being not happy about the rental premises but they have been living there for 2 months not paying rent.

Recession is a given at this point, and there are no voices claiming otherwise.Some will get into trouble with properties like happen with all recessions and I, along with unlimited capital institutional organizations will be there to buy VALUE!
