Do I need a new insurance agent?

I've got like 30 policies with this guy including huge Life and 26 properties.

Today I find out a property I closed in January has not had insurance on it and it was his fault. He sent the lender and the title company saying the insurance was already paid. It was not. So 4 months later I have not had insurance AND he's telling me I need to pay the entire year out of pocket.

He's ALSO just informed me that another house I closed last YEAR (august I'm guessing?) Is the same situation. He wont admit this was his fault. He's blaming it on me for "not opening my mail" when my argument is it's never worked like this on the 25 other properties I've bought and used him as my agent so why did it change on these two? AND there were properties in-between!

He seems to be lazy and can't keep up with my growing business.

How does insurance work? Can I call a different agent at the same company and just switch to him? Do I even want to do that or do I want a new company?

In these times of unrest I needed to vent.

Would you....

A. Find someone else

B. Pay it and forget it

C. Who cares the world is ending

@Luke Carl I am agent myself and, based on the number of properties you own, I am assuming this a fairly profitable account for your agent. My opinion would be to find someone else who is going to be proactive and take care of you and your policies. Fortunately the lenders didn't force place coverage or you would have been paying 3X the normal premium.

You, as the policyholder, can choose any agent you want to work with. You would just have to sign what is called an agent of record letter. That will essentially fire your current agent and move the policies to the new agent of your choosing.

You're agent is getting paid to monitor your insurance coverage. If they aren't doing their job then I'd say find someone who is going to look out for you and your portfolio.

Hope that helps.
